Who owns the Railyards?

The property is owned by Downtown Railyard Ventures, LLC. (DRV)LDK Ventures is a partner in DRV and is the master developer of the Railyards. LDK Ventures is a Sacramento based development firm led by veteran developer Larry Kelley, with partners Alan HershDenton KelleyFrank Myers, and Jay Heckenlively. Downtown Railyard Ventures is the first Sacramento based firm to control the Railyards property in many years. The purchase of the property was completed on September 30, 2015 and marks the beginning of the long awaited development of the site.

What will be located at the Railyards?

A walkable, bikeable transit-oriented community, the Railyards will include mixed-use, mixed-income neighborhoods, an 18-acre Kaiser Permanente medical complex, and campus-friendly blocks to attract new large employers to the region. The refurbished historical Central Shops will become a civic centerpiece with unique retail and entertainment, arts and cultural experiences, and local artisanal restaurants, all within close proximity to creative office spaces. The Railroad Technology Museum will occupy two of the shop buildings and will connect to a substantial riverfront park. The Railyards will also be home to a new Sacramento Republic FC Major League Soccer Stadium, designed around a community promenade within close proximity to transit.

How can I get to the Railyards?

The Railyards will connect to the existing downtown street grid at 5th, 6th, and 7th Streets, F and G Streets, as well as Jibboom Street and Bercut Drive. The Railyards will also be served by the new I Street Bridge, connecting Railyards Boulevard in Sacramento with C Street in West Sacramento. Cyclists can ride the new 12th Street cycle-track, currently under design with the City of Sacramento, which will connect the Railyards with the Two Rivers Trail, the Sacramento Northern Bikeway, and the American River Parkway. For those wishing to travel by light rail, Regional Transit’s Green line will have a station at the intersection of 7th Street and Railyards Boulevard and the Gold lines will have nearby service at the Sacramento Valley Station.

Will there be any public parks?

The Railyards will feature smaller neighborhood parks, public open spaces, and a large regional park. Vista Park, located at the north side of the project near North B and South Park Streets, will anchor this new, vibrant urban community. Slightly raised above street level, Vista Park will feature picturesque views and vistas of the downtown skyline and Sacramento River. Vista Park will provide recreational opportunities for a variety of user groups, and will be a gathering place for community events. To the east of Vista Park, the neighborhood will feature a network of five smaller neighborhood parks creating a centerpiece for the variety of housing types planned along South Park Street. At the heart of the neighborhood, four corner parks will create outdoor spaces and recreation opportunities for the residents of the Railyards. Residents can relax on the great lawn, have a meal at the urban lounge, enjoy the community gardens, or take their kids to the playground. A short walk east along South Park Street will take you to the MLS Stadium Promenade where fans can enjoy pre-game festivities before entering the stadium. Heading west along Railyards Boulevard, visitors to the Railyards can enjoy comfortable pedestrian walkways connecting to the central shops district. Continuing west towards the Sacramento River, the project will include a substantial river front park for visitors to enjoy. The Riverfront park will connect to the Sacramento River Bike Trail where visitors can walk to the Powerhouse Science Center or Old Sacramento.

What types of housing will be available? How many people might live in the Railyards?

The Railyards will be zoned for 10,000 residential units being a mixture of apartments and condominiums. The Railyards will feature mixed-use, mixed-income neighborhoods with a variety of housing types. The team is working with the city to participate and implement a mixed-income housing strategy that will provide a full range of housing. All of the housing projects be mixed-use and will have neighborhood serving retail on the ground floor. The Railyards will have a diverse stock of housing, ranging from mid-rise developments to high-rise condos, to achieve a balanced density giving residents a choice in lifestyle.

How will the central shop buildings be preserved?

The iconic brick central shop buildings will be preserved, restored, and adaptively reused to create a mixed-use urban village. The central shops district will be a civic center piece for the Railyards with a mix of retail, restaurants, entertainment, and offices planned for innovative and creative companies. The buildings will be connected by interesting public open spaces, large pedestrian walkways, public art, and gathering spaces.

Will the Railyards connect to the Sacramento Valley Station?

The Sacramento Valley Station sits on the Southern border of the Railyards and serves as Sacramento’s regional transit hub. The proximity to the station connects transit riders to AMTRAK, Light Rail, and a future expansion line for the streetcar system all within a few minute walk from the Railyards through a newly renovated pedestrian tunnel. Transit riders will have the luxury of frequenting the many local eateries and coffee shops in the Railyards before departing from the train station to their next destination.
